Professional rivalry is harming the real estate industry, according to operators

Experts have pointed out a significant challenge facing the real estate sector, which revolves around the ongoing conflicts and disputes among professionals working within the industry. This rivalry has become a hindrance to the growth and progress of the sector.

Addressing various issues in the real estate domain, including building collapses and other challenges, experts suggest that one possible solution to this rivalry is for professionals to specialize in specific fields within the industry.

During a discussion on the Housing Development Advocacy Network WhatsApp chat, Chucks Omeife, the former President of the Nigerian Institute of Building, expressed concern that many professionals claim to be building construction experts merely because they have had some exposure to construction companies or construction sites. This, according to him, is amateurish and results in trivializing other professionals in the built environment. Omeife emphasizes that the industry’s problems lie in these practices and views them as a contributing factor to the recurring issue of building collapses in Nigeria.

On the other hand, John Olubayo, a real estate professional, argued that constructing a one-storey building does not necessarily require an entire faculty of building professionals. He believes that the scale and complexity of each project dictate the need for specific professional skills, and being a property developer doesn’t always demand a background in building. However, he acknowledged the presence of professional rivalry within the sector.

However, Femi Oyedele, an estate surveyor and valuer, held a different perspective. He acknowledged that Nigeria still has a long way to go in achieving true professionalism in all aspects. Nonetheless, he believes that professionals with training in building construction should be capable of overseeing and building houses using skilled artisans and tradesmen. Oyedele emphasized the importance of expertise in project management for successful construction, regardless of the specific professional background.
